Maple Terrace

Maple Terrace has been an Uptown Dallas destination for artists and entertainers since it first opened its doors in 1925. In 2021, plans were announced for Maple Terrace’s artfully redesigned mixed-use development and renovation. This new boutique 21-story office space and 345-unit apartment building includes retail, restaurants and parking. TD’s Multifamily and Special Projects teams successfully completed the project with expertise in luxury residential high-rise construction and commercial renovation.

While enforcing COVID pandemic scheduling, this busy Uptown location and fully utilized footprint provided TD and fellow contractors with limited laydown space and no elevator or man lift. TD hired a crane to stock each floor with the necessary HVAC and plumbing work and carefully timed air handler unit delivery. Between the commercial space and multifamily building, TD’s installation included 57 energy-efficient Variable Refrigerant Flow systems, 422 air handler units, 22 office and restaurant restrooms, more than 2,600 plumbing fixtures, 98,000 pounds of sheet metal and four Dedicated Outdoor Air Systems units. TD’s VDC team contributed to both projects, configuring fain coil units to fit the smaller spaces in the historic office structure.
